How Much Do Platform Fees Actually Cost?
Airbnb charges guests a service fee of 10–14% on top of the listed nightly rate. VRBO charges a booking fee of up to 12%. On a typical 4-night stay at The Lumberyard — which runs roughly $1,800–2,400 depending on unit and season — those fees add $180–340 to your total that goes directly to the platform and provides nothing to your actual experience.
Booking directly through The Lumberyard's own booking system eliminates those fees entirely. The nightly rate is the same. What you pay is what the stay costs — nothing extra going to a middleman.
Direct Booking = Talking to Real People
Cam and Emily own and manage The Lumberyard. When you book directly, you're communicating with them — not a bot, not a call center, not an automated message system. If you have a question about which unit is right for your group, they'll tell you. If your travel dates shift, you work it out with a human. If something isn't right when you arrive, you call the owners directly and it gets handled.
Multiple guests across TripAdvisor, VRBO, and Google specifically mention the responsiveness of the owners as one of the highlights of the stay. That level of attention is something platform-mediated bookings work against — every layer of app infrastructure creates distance between guest and host.
How to Book Direct
The Lumberyard uses InnRoad's secure booking platform. You can check availability for all five condos, select your dates, and complete your reservation directly. Payment is secure, and you receive immediate confirmation.
You can also reach Cam directly to discuss availability, unit options, or any questions before you book — 303-588-4472 or moerman120@hotmail.com.
